We are seeking a highly motivated Development Manager to join our dynamic team located in Dallas, TX.


 Key Responsibilities:

  • Prospecting and underwriting of potential new projects
  • Interacting with landowners and brokers
  • Site Selection
  • Design team management
  • Meeting with municipal officials
  • Permit process management
  • Gathering bids from design and pre-construction subs
  • Budgeting
  • Job cost accounting
  • Negotiating “AIA” contracts (A-111, B-101, etc)
  • Participation in fund raising activities
  • Creation of a development plan for each project (Business plan)
  • Senior loan closing coordination
  • Preparation of project budget, project projections and estimates
  • Drawing and specification preparation
  • Reviewing pricing and consultant/construction contracts
  • Monitoring and reviewing contractors' work as it relates to budget, schedule, scopes of work and owner’s quality program
  • Prepare and monitor cost estimates, budget updates, change order reports
  • Review working drawings, submittals, and monitor RFIs
  • Administer change order procedures and contractor progress payments
  • Maintain and monitor the progress of punch lists
  • Control project documentation and historical data regarding construction
  • Budget estimates, material selection, cost estimating, construction contracts and cost monitoring
  • Other duties as assigned.

 Qualifications:

  • A minimum of 2+ years’ experience in multifamily development.
  • Degree in finance, real estate, architecture, engineering, construction or related field.
  • Excellent critical reasoning, quantitative, and analytical skills demonstrated by work experience and/or academic record.
  • Ability to present and communicate complex analyses clearly and concisely.
  • Ability to thrive and maintain acute attention to detail in a fast-paced, deadline-driven work environment.
  • Ability to independently learn and quickly establish working proficiency with complex quantitative concepts.
  • Proficiency in Microsoft Office.
  • Ability to exchange ideas, information, and opinions with others to formulate policies and programs and/or arrive jointly at decisions, conclusions, or solutions.
  • Must have worked through a full development project life cycle.
  • Proactive, well organized, timely, and detail oriented.
  • Preferred to have general knowledge of Real Estate, Development, and Construction.
  • Clear knowledge of the multifamily real estate industry and the development process.
  • Familiarity with various construction types (1A, 5A, etc.).
  • Proven ability to communicate clearly and effectively with both internal team members and external partners.
  • Must be able to set expectations and hold people accountable.
  • Must be able to track dates, deadlines, and schedules.
  • Must be able to handle multiple projects at one time.
  • Site selection experience a plus.
