The Leasing Manager oversees implementing and monitoring marketing efforts for the property and maintaining the overall advertising and marketing strategies. This position is responsible for increasing resident retention, tracking competitive trends, and generating new leasing traffic.
Primary Responsibilities
- Assisting in the design of the marketing plan; promote the idea of reaching goals outlined in the plan. Identify potential residents utilizing market and demographic data as well as industry knowledge.
- Assisting the on-site staff in marketing all units, determining leasing problems and offer solutions to remedy vacancies.
- Inspect all pre-leased apartments prior to the residents’ scheduled move-in dates.
- Inform the Property Manager of current market conditions which may impact the community.
- Identify and generate traffic using market data and industry knowledge.
- Secret shopping competitors.
- Establish a marketing strategy and annual marketing budget.
- Assist in marketing promotions and the development and placement of ads, flyers and promotional material.
- Review reports to establish the appropriate marketing strategy to meet leasing goals.
- Establish the resident retention program.
- Route any service requests needed to the maintenance team and monitor resident satisfaction in person or through follow-up calls.
- Other duties as assigned.
Requirements
- Minimum 2 year of lease up experience
- 2 year Class A leasing experience
- Experience with Yardi
- Have a professional appearance and demeanor at all times.
- High School diploma or GED
- Excellent problem solving and communication skills
- Able to work weekends
