Presidium is a leading multifamily real estate investment and management firm specializing in the acquisition, development, and management of residential communities. We are seeking a highly motivated Senior Analyst to join our dynamic team and support our growing portfolio (located in Dallas, TX).

 

The Senior Analyst will support the Development, Investor Relations/Capital Markets, and Asset Management teams. This role will be responsible for conducting financial modeling, market research, and investment analysis to support new development projects, acquisitions, and portfolio performance optimization. This role offers the opportunity to work closely with senior executives and contribute to strategic decision-making in a fast-paced, dynamic environment.

 

Key Responsibilities:


 Development & Acquisitions:

  •        Assist with management of the acquisitions pipeline.
  • Build and maintain detailed financial models, including pro forma projections, development budgets, and sensitivity analyses.
  • Conduct due diligence on potential development sites and acquisition opportunities.
  • Research market trends, demographic data, and economic indicators to assess investment viability.
  • Prepare investment memorandums and presentations for internal stakeholders and external investors.
  • Support the negotiation and structuring of joint ventures, debt financing, and equity investments.
  • Assist in all phases of deal closing.
  • Assist in preparing project budgets and cost projections. Monitor budget and update budget as needed for change orders, etc.
  • Assist in monitoring and reviewing contractors' work as it relates to budget, schedule, scopes of work and owner’s quality program.
  • Administer change order procedures and contractor progress payments (in coordination with in-house accounting team).
  • Other duties as assigned.


Asset & Portfolio Management:

  • Analyze the financial performance of existing properties, identifying opportunities to improve NOI and asset value.
  • Suggest business plan modifications as needed based on operating results and changing fund/investor objectives.
  • Successfully partner with internal and third-party property management teams, including working with Property Managers, Regional Managers, leasing staff and marketing personnel.
  • Perform asset-level valuation reviews and hold/sell analysis as needed, including gathering market data, reviewing property performance and measuring each asset against its budgets and goals.
  • Assist in forecasting and variance analysis for the company’s portfolio.
  • Assist in writing quarterly and annual investor reports for each asset in the portfolio.
  • Other duties as assigned.

 Qualifications:

  • Bachelor’s degree in Finance, Real Estate, Economics, Business, or a related field. MBA designation is a plus.
  • 2-4+ years of experience in real estate finance, development, investment analysis, or asset management in multifamily housing.
  • Advanced proficiency in Excel and financial modeling, including DCF, IRR, and waterfall structures.
  • Strong analytical and problem-solving skills with the ability to interpret complex financial data.
  • Excellent critical reasoning, quantitative, and analytical skills demonstrated by work experience and academic record.
  • Experience with market research tools such as CoStar, Yardi, or RealPage is preferred.
  • Excellent communication and presentation skills, with the ability to interact effectively with senior executives, investors, and partners.
  • Highly organized, detail-oriented, and able to manage multiple projects in a fast-paced environment.
  • Familiarity with joint venture agreements and loan documents is preferred.
  • Proficiency with Yardi and Entrata is a plus.
