Job Summary
We are seeking a dedicated and energetic Make Ready Technician to join our maintenance team. In this vital role, you will be responsible for preparing residential units for new tenants by performing comprehensive repairs, cleaning, and touch-ups to ensure each property meets our high standards of quality and readiness. Your expertise in mechanical, electrical, plumbing, and facilities maintenance will help create a welcoming environment for residents and uphold the integrity of our properties. Duties
- Perform detailed repairs and maintenance on building systems including HVAC, electrical equipment, plumbing, and facilities equipment to ensure optimal operation.
- Conduct electrical work such as troubleshooting circuits, replacing wiring, and repairing electrical equipment using schematics and tools like ohmmeters.
- Utilize hand tools, power tools, and specialized equipment to complete tasks efficiently and safely.
- Carry out carpentry tasks including drywall repair, door adjustments, and other interior building maintenance.
- Complete painting projects such as touch-ups or full-room painting to enhance the property's appearance.
- Inspect units thoroughly using schematics and technical manuals to identify issues related to plumbing systems, HVAC systems, or electrical components.
- Maintain accurate records of repairs performed, parts used, and inspections completed to support ongoing maintenance operations.
- Collaborate with team members and supervisors to prioritize work orders and ensure timely completion of all make-ready activities.
- Provide excellent customer service by addressing tenant concerns promptly and professionally during unit preparations.
- Must be available to be on-call and to work weekends
Qualifications
- Proven experience with maintenance, repair, and operations (MRO), including HVAC system repair, electrical work, plumbing maintenance, and building interior upkeep.
- Strong mechanical knowledge complemented by hands-on skills with hand tools, power tools, schematics, and electrical equipment repair.
- Familiarity with programmable logic controllers (PLCs), HVAC systems, plumbing systems, and building interior maintenance procedures.
- Ability to read technical diagrams such as schematics and use testing devices like ohmmeters effectively.
- Experience with facilities equipment maintenance including carpentry, painting (residential painting), HVAC troubleshooting, and plumbing repairs.
- Knowledge of safety protocols related to electrical work, welding, HVAC system repair, and general facilities maintenance.
- Excellent communication skills in English for clear documentation and team collaboration.
- Demonstrated leadership qualities with the ability to guide junior team members when needed.
- Physical ability to perform tasks that require standing for extended periods, lifting heavy objects, climbing ladders, and working in confined spaces.
