Presidium is a leading multifamily real estate investment and management firm specializing in the acquisition, development, and management of residential communities.

The Asset Management Analyst is responsible for supporting the Asset Management in overseeing a portfolio of assets with a focus on formulating and executing asset management strategies to achieve optimal asset performance. The individual works closely with all members of the Asset Management team, including senior executives, and in close collaboration with the company’s Development and Capital Markets divisions.

Key Responsibilities

  • Financial modeling support for asset management, development and acquisition decisions.
  • Develop, present, and help execute comprehensive management and optimization strategies for each asset.
  • Monitor cash flow, distributions and returns.
  • Work in partnership with the acquisition and operations teams to maximize performance of the portfolio.
  • Create strategies and communicate recommendations to maximize total return for each asset and increase property values over time; coordinate and execute successful asset dispositions and re-financings.
  • Ensure adherence to budgets and business plans and effectively communicate changes to Management for approval.
  • Modify business plan strategies as needed based on operating results and changing fund/investor objectives.
  • Successfully partner with internal and third-party property management teams, including working with Property Managers, Regional Managers, leasing staff and marketing personnel.
  • Perform asset-level valuation reviews and hold-sell analysis as needed, including gathering market data, reviewing property performance and measuring each asset against its budgets and goals.
  • Other projects/duties as assigned.

Qualifications

  • Bachelor in Real Estate, Business, Economics or related field with a strong record of academic achievement.
  • Master’s Degree preferred.
  • 1-2 years relevant experience asset management, debt and/or equity investment experience. Relevant internship experience will be considered.
  • Excellent critical reasoning, quantitative, and analytical skills demonstrated by work experience and academic record.
  • Excel financial modeling including the ability to create original financial models including sensitivities for asset level, fund level, and entity level investments with multi-tier cash flow waterfalls.
  • Ability to present and communicate complex analyses clearly and concisely.
  • Ability to thrive and maintain acute attention to detail in a fast-paced, deadline-driven work environment
  • Ability to independently learn and quickly establish working proficiency with complex quantitative concepts.
  • Familiarity with joint venture agreements and loan document negotiation preferred.
  • Proficiency with Yardi and Entrata is a plus.
